I'am considering these states as property tax and tax are low in the states and my husband did his graduation from Arizona and Nevada is closer to where i live and North Carolina is in my mind without any specific reason:) . 

You can get great tenants willing to pay as you have Caltech, JPL, The hospitals, Medical schools, Private High Schools and Elementary schools all within the city!

I am currently a commercial banker for Frost Bank in Houston, Texas and graduated from Texas Christian University in 2021 with honors in Finance.

There are two hospitals with one of them currently building a medical school to be completed March of 2025.

The home is located in a Master Plan neighborhood with good schools, nice amenities, etc.My plan is to then move out of the 2nd home in a year and rent it for an actual profit and move into a new home using my wife's VA loan entitlement. 

The school district we are in right now is okay, the school district about 10 minutes away is significantly better.

I see the schools get pretty good ratings, but I would like to also appeal to a broader audience.Any insight on the general vibe of those areas would be much appreciated!

Just buy an 'uglier' house in a good school district.
