The structure and roof is good with some issues I want fixed:-covert fuse box to 200amp cb panel-storage shed/garage water damageI’m seeking advice on how to make an offer with either the seller repairing these items (another investor I’m not sure I trust to do it properly) or asking for funds at closing (escrow).

if it was mine here is what I would do.1. walk in to planning department in the county and check zoning and any red flags they may have.2. should be simple enough to see if it has public water and sewer then call those agencies to make sure there are no moratoriums.

One of the toilets is likely cracked near its base (it leaked “clean” water when flushed) so we were going to replace it… that and the whole house needs some cleaning (we are already spending 10k of our own escrow to clean the place and move items out.
