I would just put a few more snap traps around, seal the holes to the exterior that the mice are using to get in and out (sprayfoam is your friend for this), and make sure the tenants remove any food or trash, water, whatever is attracting them.

Remember, 99% of buyers aren’t going to want any of that stuff  the seller will have to pay to remove it and en garage sale it  you’re doing the seller a favor  Ps..Here’s the last opinion I saw…The problem lies when it comes to transfer listings to a new host.

Lied to the wife about visitors and got her to spend a weekend removing all the kitchen cabinets, sanded and resealed all of them (probably my best trick since we married).

I've seen folks get around this by removing the oven if/when you get either of those scheduled.  

Or slow down , wait and watch what happens with the SFR .i feel I'm hurrying but also don't wanna loose the opportunities that are close to my primary home.

Or are you looking to buy larger deals yourself, and simply want to make sure you are not loosing money?

Whatever it is, removing the stress of making ends meet can open up doors that may even be more profitable and/or rewarding than your W-2 was.   

Rent some ozone machines or whatever it takes to remove the smell of cigarettes.
