Some maintenance items we do ourselves, such as changing furnace filters, cleaning out dryer vent hoses, and lubricating moving parts.Appliances: Range, Range Hood, Microwave, Refrigerator, Dishwasher, Garbage Disposal, Washer, Dryer, Hot Water Heater, Furnace, Air Conditioner, Attic Fan, Ceiling Fan.

Stand alone appliances such as refrigerator, stove, washer, dryer, etc. are depreciated on a five year schedule.Since fixtures are components of the property (they are called fixtures for a reason), there is nothing to gain from a cost segregation study.  

We have found washer/dryers to be a great deal and sometime refrigerators.

It is also true of all those less costly items that add up like water heater, fence, paint, refrigerator, most flooring, etc.

Also, how much is it for a new refrigerator?

They added a kitchen to the downstairs tenants' area and refrigerator (yes, this was not legal as it was not a legal duplex, but no one reported them, and they sold the house as is).

@Derek DuplechinThe house looks great and I know you have learned a lot.I am curious why you installed a garbage disposal and why you are supplying a refrigerator? 

I will have a second refrigerator in the garage because Ive seen that work out wonderfully in this type of situation before.
