I feel like everyone walked away from reality on this appraisal but I'm not sure what I can do about it. 

Reality would have proven the need beyond the shadow of a doubt.I believe the protection of a LLC is primarily physiological in nature.

You stated that very fact yourself and you are now simply living the reality and yet still surprised.As for contractors...the vast percentage are unreliable.

You must rip the bandaid off and go to another property manager before you do something else.1) Your rents are about 3k potential a month so really a property manager at 10% is only going to make 300 a month max. here in lies the problem of small number of unit count and the reality of small unit property manager. however hope is not lost.

@Mike B. that does sound like a lot of points but in reality lenders actually lose money on these loan sizes.

The reality is most people don't.

I built great relationships with great people.That potential started to become a reality, and once I found out that I was pre-approved for a loan (extremely surprised at the time), I was off to the races.

It seems that you have painted a completely different scenario in your head that what the reality is.
