Things sometimes get mixed up if the public record is off. 

The people who record and release the liens into public record should be able to tell you. 

These include, but are not limited to: residentially zoned land and house lots; three family homes; apartments and tenement houses; multi-family dwellings and housing developments; publicly assisted housing; and, single and two family residences intended for sale.All commercial space, for sale or for rent, and all land intended to be put to commercial use are covered by M.G.L. c. 151B, s. 4.(4) Property Not Covered By M.G.L. c. 151B, s. 4.

I would definitely recommend doing your due diligence on any property you are looking at and get all of the information on it that is available to the public before even making an offer.The tough part about doing fix and flips in this market is that you can never really predict where the market will go.

In another thread, @Rob Suhai recommended using public tenant eviction records as a way to help find off market sellers.

Hopefully this helps clear up the confusion regarding how things are named, where they are recorded for the public to see and how title/ownership is transferred.
