This is the reason the best policy is to give regular/annual rent increase which would avoid your present landlord fears.Just send the notice in the email with the amount and date effective.You would be farther ahead if you did not fear the responsibilities of being a landlord and simply raise the rent to market or get a new tenant.

Agree with @Joe Funari - we only work with local/community banks and regional banks - they are quicker to respond, take a personal interest in partnering with your real estate business to see it have success (which makes sense, because they want you to make good on your loans), and offer much better rates than hard money loans - we don't pay any origination fees, they can even fund in less than 30 days, and interest rates have never hit double digits over the past 2 years.

TONS of SFR listings in the Troost corridor heading up to the river and then curving East along independence Ave.But they present many challenges; vacancies  (due to below C market tenant pool), increased maintenance and repair costs (due to below C market), and increased cap ex due to homes in this particular region being older (many century homes).Then, even if at the end of the year it does well from a financial analysis standpoint, you may struggle to find the necessary and diligent and high performing property mgmt necessary to manage said property…so then if you self manage OOS, you will need a strong ‘boots on the ground’ team.many challenges come with these ‘$ sexy’ properties.
