The test I would use (if I were inclined to consider turnkey) would be to ask that I be put in touch with a former/current client who made money over some meaningful period of time using the system and was willing to be transparent om sharing the numbers with me.

The unfortunate thing I sometimes have to explain to my client is that what they "want" in rent isn't always what the market will bare.Long term the real goal is to put tenants in place who will respect the home and remain your tenants for a long period of time.

Hey Julian, As others mentioned, DSCR loans will be underwritten based off of the appraised value or cost basis (purchase price + documented rehabs) depending on seasoning period when you are looking to refi.
