You will then also realize how much information is in the details and how glad you were you didn’t just go out and by something and think that the cash flow promised by a realtor will materialize in the real world (at least most realtors).A few years ago I ran across an article about a guy who had a mentor who in the beginning he thought was nuts by always laughing at the first offer, using the most basic calculator and generally ranting about his former students who didn’t do anything.

A cupped diamond blade on an angle grinder would do the trick (with a lot of dust) You would not have to go completely nuts on existing tile just enough deep scratches for bonding and not lying awake at night wondering if a tile will fall off the wall and hurt someone.

:cry: Finally get a client who wants to fill out a contract/offer for a house, made sure I called realtor to see if she had accepted any, 10 am, the answer was no....turned in my offer by 12:15 with check ....found out next day she had received 3 other offers...the highest being 23,000 over asking price......I'm going nuts....I am in very hot market and dont know what to do.....any suggestions?

Here are the things I have:- Two toolboxes - one for every day things, one for other tools- Big and little hammer- Screwdrivers of various sizes- Wrenches- Cordless drill- Corded drill- Drill bit set- Voltage tester- Pliers and needle-nose pliers- Wire strippers- Screws of various sizes- Nails of various sizes- Wire nuts- Light bulbs- Spare outlets and switches (and wall plates)- Hand saw- Circular saw- Step stool (actually have two)- Ladders - I have two, one that is light-weight aluminum and the other that telescopes to clean gutters- Gutter scoop- Gloves- Flashlights (I have 4)- Tape measures (I have 2)I'm sure I'm missing some things but I also do my own property management and a lot of my own repairs.
