It is super nice to not have a mortgage payment every month on it.

Bradenton is mostly nice but does have a not so nice section. 

You can pick up some nice artwork and decorative stuff on the cheap. 

It would be nice to be able to search, for example, on properties where the mailing address differs from the property address or for properties tagged as non primary residences for targeted tired landlord marketing.

I won't be cashflowing either way (whether I put 0 or 20% down) because of the market conditions, so that's not really what I'm going for (although it would be nice).

I've had to get rid 3 people for non-payment this year but in my area rooming houses are run like a hotel so we can just tell them to leave and/or call the police if they don't want to go nicely.

I'll admit, I buy at fair value, acquiring nice properties for lease.

We Syndicated the deal and provided a nice return for our investors.

It would be nice to hit our goals earlier than planned, but that's why there is a plan in place - so we know what we are working towards.  

I am not hunting off market deals, I have contractors I use on my flips, but they are not giving me any spectacular pricing, since I don't do enough to keep them busy full time, and equally important, I want my rentals to be NICE.
