The second violation gets them suspended until they watch a 5-minute video that addresses their violation and proper behavior, and then they pass a five-question test.

@Ed Ventura, if the property is not zoned as multi-family and has several dwellings on the property, it likely will not qualify for an FHA loan.

At some point you'll grow big enough to hire someone to run Revenue management for you whether that be a third party(BNBlbs) company or VA. 

I'm in a similar step in my multi family journey currently.

And I don't know what the cap rates are in the area for SFRs, but I did a quick Redfin search for a small multi-family home in the area that's turnkey: https://www.redfin.com/VA/Richmond/1622-N-31st-St-23223/home.... 

A place like this may do ok with displaced parties, but not likely for travel nurses or contract workers based on your description, depending what else is out there. 2 bedroom single-family homes are great rentals because they cost way less to buy and don't rent for much less than a 3-bedroom home.

And as for a multi, I'd argue it's best to build, not buy, especially if going out to the NW "burbs".

Pros - My 17 accord went up 6k (private party) after buying it 2 years ago from a dealer and putting another 35k in miles on it.
