It's advisable to research US real estate markets that align with your investment objectives, taking into account factors like employment growth, demographic trends, rental demand, and property values.

In my experience, you sue to evict and receive monetary damages for the owed rent up to that point plus court costs and an order of possession.

I’m being advised to put 20% down and afterwards I’d basically be breaking even with all the units tenanted. 

I think all scenarios can be different and also different depending on what state you live in, so I don't know how people on here could (or should) generically advise on that one.
