The cure the various regulatory authorities have come up with is twofold, legislation that restricts the methods wholesalers may use, and regulations requiring wholesalers to hold real estate brokers license.  

the BRRRR method is very hands-on.  

BiggerPockets is full of resources designed to help you along your journey, whether you are just getting started or a seasoned investor.

I can say for certain my top 2 moments of the conference were the initial guided networking session lead by Andy Gil, really was a great small group of investors and I'm confident I'm going to consistently keep up with their journeys!

But we never did because there doesn't seem like there's much to do in the area.Good luck on your investing journey!

I just turned 50, I've worked a great W2 for 26 years in tech sales/mgmt and managed to save $3M across 401k ($2M) and Stocks ($1M). I want out of the W2 world but the golden handcuffs (and 3 teenagers) keep me tether...

Regular preventative maintenance, typically during turnovers between tenants I take note, anything that will likely be a need to repair in the next 12mo I try to fix during my turnovers before a new tenant, but I also take note of anything that may be needed in the next 24mo and the next 5years and I estimate the cost and budget it into my reserves Best of luck with your self management journey!
