Anyone know someone who can fix this?

Traditional 30 years fixed deal.

I'm new to the area, so testing fix/flip market.  

There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷‍♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

I know we're in a good position because the sellers will now have to disclose some of the crap-ton of problems their place has and the foundation expert said that by refusing to fix the foundation they may end up having to be in a "sold AS IS" position which will drop the value significantly. 

Put aside some money for fixing things up around the condo from time to time ("CapEx"; 5% to be conservative), and some for vacancy (maybe 10% of the monthly).

fix it up. then repeat. 

I make sure to be hyper specific being a house hacker pro, if you want to learn how to fix and flip I am 100% not your guy so even if there is another feature agent in my area the second someone comes across my profile and sees house hacking they reach out.

My aim is to get into fix and flips as well as rentals.

I'm currently involved in a few projects myself, primarily in the fix-and-flip and BRRRR space, and I'm always on the lookout for lending partners.
