Does it require a highway occupancy permit if its on a state road, in my area it cost me around $1000 just to get the permitting and design for my driveway entrance.

The higher insurance premium required a higher escrow payment which the original borrower didn’t let me know.

If you give someone over 19% membership interest in the deal, the bank will usually require a personal guarantee from that individual. 

However I would say those lenders would be more willing than a bank to write the mortgage, and after completion you can refinance it.Overall, its probably easier and better use of your time to just find another house that doesn't require the construction and where the numbers make sense.
