In Illinois we’ve got an instrument called a TODI (transfer on death instrument) which avoids probate and having to create a trust for RE.

@Tom KellyYou need to be more specific about what problem you are trying to solve that hasn't been done millions of times by banks.I agree with @Jon Holdman that the instrument you should be using is the Note and Deed of Trust or a Mortgage.

And then in 2018 the city filed a "instrument of taking" naming BOA for a couple thousand in back taxes, but never did anything further.So many questions on this.
