I think you’d be hard pressed to find a lender to loan on a property.  

But since you have a short closing time, you'll be hard pressed to get anything other than hard money.

Although I agree that on a 3 unit property you will be hard pressed to find a P&L, I would recommend you still look at 3 - 6 months of utilities bills, rents collected, lease agreements and insurance premiums.With the above information, you can get a good feel of the income it generates and the overhead associated.As for waiving the inspection, I’m not sure if that’s a good idea.

I have an offer but it’s $24k lower than what I am making and the company is hard pressed on not negotiating.

@Erin Auman I have many perceived fears that I know probably really dont exist and some that need to be overcome thru training.. for example: fear of an impromptu public speech ,fear of deep waters (a legit fear) ,fear of making a big financial mistake etc...but I have been watching lots of youtube videos,motivational speeches and just showing up and taking tiny consistent steps towards the goal seems to be a good compromise between not taking any action action at all.

While many investors facing a defeat will throw up their hands in despair, the best ones will take the setback in stride and press on.
