I recommend including numbers to illustrate what you are tying to do.  

I am protecting myself, documenting my interaction with the tenants, have documentation of text messages illustrating that last night was the first time I ever was made aware of the situation and was sending over a certified plumber there today to inspect all heating units/systems in each of the three units to ensure proper working order.

When you go to sell years later, or should you want to illustrate your holdings to a 3rd party to get a loan perhaps, these numbers will be evident and show on a pro-forma.  

I share this not to brag but to illustrate that anything is possible.

Maybe you already appreciate the point, but hopefully that illustrates why the original question, while grammatically correct, is not really a logical one for most people to ask - "Better" CAP rates is a non-meaningful concept.
