Hey Kenos,I have my real estate license (in referral, I don't actively sell) and there are laws we have to follow in Michigan.We earn a percentage (usually 6%) that is divided among listing and selling real estate offices and then split again between real estate agents and their brokers, on the Sale of the property.In other words, real estate agents and brokers earn their commission at the closing table of the property sale.It is unlawful (here in Michigan for sure) to accept any sort of addition money or gifts, as a licensed agent or broker, other than the earned commission at the closing table.Example: When I was actively selling as an agent, a Title Company representative would stop by our office and bring donuts or a party tray of snacks.

Account Closed in Philly and had dinner with him and he presented me with a gift pack of local pastries and as I remember some awesome pretzels .. we looked at a flip I was doing we looked at one of his.. it was not only a pleasant evening but we got some work in as well.. that kind of thing.. and in CA I just went past my 42 year as a licensed agent and broker.. and was shocked to see this hyperlink or whatever you call it on the BRE website and just thought I was post about it.. as it pretty rare to actually talk about that particular activity there are a lot of other activites that agents can get in trouble forIE... trust fund violationsmisrepresentation all sorts of things but there is no hyperlink like there is now for suspecting someone of acting in an agent capacity with no license.that's all.....
