It frustrates me when people say, "there are no good deals" or, "can you send me a good deal" but never define it. - What price point can you afford?

They could include things like waivers for documents and appraisals, relaxation of underwriting standards and money to fund repairs.However, there are benefits for people who just live in the areas, but aren't directly impacted.

I've heard horror stories that it's usually impossible due to the "burden placed on the municipality" but could really never understand what that burden was... most people living in those units wouldn't be using the school systems so aside from maybe an increased volume in emergency medical situations I can not understand that statement?

There were many other questions when I read over the three different term sections that needed agreement to continue with the service, but I never got a response from support on the major noncommercial use clause.Plus, if over 2,600 people are using the product, how many times do you think an agent is going to get messages from various investors through the platform?

Sure, they may be able to grow to a very moderate size,  add a few units, or trade up to a larger investment, but as for real scalability: NO.Why?  

I also have a $50k line of credit I can tap into when needed that will grow as I keep growing the business.Right now my rent is about $1700 where I've been staying for over a year, but really wanting to trade that for a mortgage and start building that equity.

I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.

People coming into town to visit family, reunions, weddings or professionals on contracts.All that to say, don't count yourself out.
