Building a strong foundational knowledge base is essential, and you can achieve this by engaging with communities like ours here or by joining your local Real Estate Investors Associations (REIAs).

You are not licensed, at least in part, because the activity you're engaged in would be prohibited of any licensee. 

@Tylere WeaverIf you sell now and seller finance it I do t believe you can then do a 1031 later as the property was already sold.Check with your intermediary- there are several here on BP you can engage with.

I found this one surfing around https://jerrybarker.com/calcul... but we usually just average the income out then use https://propertytracker.com which isn't designed for STRs but works fine after averaging the projected income outside of the app.
