We bought much of the furniture new, choosing premium quality for the main rooms, and supplemented with discount deals online or some lightly used items.

Not sure if it is truly discounted or if you have to keep trying. 

Clearly I'm traumatized.The lesson I learned is its not MY money to be cheap with, its the property's money which should come from its repair reserves fund.Now instead of having 1 person do it all and stress me out, I go straight to the specialist for the task.

90% of the "ESA" pets are bogus and ruin everything for the real one.You cant straight up decline due to the ESA aspect...lawsuit waiting to happen. 

I offer homeowners a contingency plan best on their family needs and their times it is not in their best interest or best solution where they may need either sell their home to an investor for a discount or in market value.

Use all the discounted Financing programs you can find with HUD etc.
