I was thinking that by giving a single builder rights to build on the land, I would get 1% of each contract price, something along those lines.

Also, many PadSplit properties have bedrooms that are created via flex walls that wouldn't meet the definition of a bedroom in an appraisal, so many PadSplit owners may think their property is worth a certain a mount based on a bed count that's not valid. 

I think the important takeaway is that you need to know what's going on in your local market.

I think that rehabbing a property is no small feat, especially if you're trying to maximize your budget.
