I agree there may be times to lower the rent, but in my cities, county and generally state I have found that to be rare   Other parts of the country have different economic, real estate and supply & demand situations.Ultimately it is the market, laws & condition that determine what rent is appropriate and what the community will accept. 

RENT CONTROL - Every area of the country with rent control has problems with affordable housing for a variety of reasons. 

Millions of cash tenants in Detroit and every other state in the country are hiding behind the Moratorium curtain and haven’t been paying rent for the past 6 months.

Finding some sort of owner occupied house hack-ish option seems to be the most realistic path so long as your debt to income ratio is solid/lend-able. 

Did not sign up for any of the coaching so can't speak to the effectiveness but at this time I feel as though the path I am taking to be the most profitable.  

This is common with renters coming in from out of the country or renters who refuse to share their SSN.I double checked on SmartMove if you can run a report on an applicant without a SSN and it says, "At this time, SmartMove only has the ability to process an application for renters who have a valid U.S.

If you have no US credit, lenders will want to verify to credit trade lines from your country of origin for the past 2 years.

I am just curious about out of state / out of country investing.

We wanted to find our path to replacing that income and not sitting in a corporate cube 8-10 hours a day.
