Simply transferring any property from a person's name into an LLC without lender's consent can result in the lender accelerating the entire note.

I heard stories about squatter before , and I am curious to know will any of you guys purchase a house from someone who is having issues with squatters occupying their property without consent or will that be to much of an hassle?

I think it’s helpful to have a buyers agent that looks out for your interests but it does not seem like this agent has your best interest in mind.submitting offers without your consent is a huge no no.

But consent can typically prevent wiretapping claims.

Standard 1-5 of the NAR Code of Ethics states:REALTORS® may represent the seller/landlord and buyer/tenant in the same transaction only after full disclosure to and with informed consent of both parties.Here's the thing: If you were doing this with full disclosure and informed consent of the seller, you could just charge them a higher commission for bringing the end buyer.

However don't do this without the consent of the landlord/ owner of the property and definitely do not do it where airbnb is prohibited, because the fines for violating the law can often be placed on the property.

I suppose if you do send someone with power of attorney that would handle the issue as long as they can decide to move forward or reach you for your consent. 

@Connor StarkIf you do a "blast" text and don't have the recipient's consent to do so, you won't have a real estate business very long because all your rent money will go towards paying TCPA fines.

That is just adding to things pointed out by Frank Romine    Even unprofessional tenants are pulling that stunt these days.We had an applicant a few month ago list his place of employment and supervisor, along with a mobile phone number and sign the consent for us to perform a reference check.

All beneficiaries are prepared to sign a "Consent to Sale."
