Houston is a hot market for restaurant retail, and if you have a good location, you as the LL should have some deal leverage to command a 10 year initial term with two - five year options, rather than a 5 yr with three options.  2.

Some of the higher end areas may be able to command better rents with updates to the units, but most areas will probably not fall into that category.

Down the road when trying to sell it, it would be worthwhile to hire someone to fix the floors, should it command higher price than what I am putting in it.

you can always take less,, try it at 1500 and go for it. have you compared on line to other sites what rentals in your area are commanding..

Homes where mom, dad, grandma, grandpa, kids, etc. can all sleep and split the costs command an almost a disproportionate premium.

I could see it becoming more trendy in time and prices becoming a little closer to what the other side of the tracks command. that large apartment development is asking top dollar. $2300 for 2 bed units !?
