Some will ignorantly assume such a collapse will drop Real Estate.

To clarify, investors in the Raleigh area like me used the 2% Rule of Thumb mostly after the Great Recession when the market had collapsed, and C-D type cheap properties were everywhere but still risky to acquire because of market valuations and tenant quality.

I do recall you being very bearish a few months back and talking about a major market collapse.

Use that money to prep for the collapse of Europe.

You just really need to keep in mind what you would do with the property if you did suffer a total loss (fire, earthquake, explosion, collapse, etc....)Another big recommendation I have is to ALWAYS require your tenants to carry renters insurance.

Either issue alone could easily collapse a banking system, and if China is unable to fend off the collapse, it would be horrible news for the world economy and cause severe economic hardship for anyone who relies on them for trade and commerce.

I try to keep things simple and easy to understand and cut through the noise and fat.In general, I do not believe we will see a 2008 collapse in real estate values on SFR market. 

We are seeing another collapse in available inventory like we did in the late 20-21 and then late 21 to early 22 run up.
