Maybe you have family that will help you, maybe you are ok personally without an emergency fund, maybe you can pick up extra jobs to supplement an emergency situation.

And although it may be tricky to estimate overall repair costs, I agree with the above idea about getting a peak at the Seller’s Property Disclosure and supplementing that with viewing the online photos which would start you off nicely.
