Those kind of companies handle purchasing the home, renovating it then selling it to you and even property managing for you on the back end. 

I believe there are too many variables for that kind of model to work.

And they are being very kind and gentle with their thoughts etc..

Once we get past the fact that, on an even playing field, the HELOC strategy wins out, people need to crunch their own numbers, research what kind of rates are out there, do their due diligence on the risks, and then identify if the strategy is for them. 

The houses are on pretty rough cosmetic condition but the tenants have not shown an interest in any kind of renovations.

So someone who is looking purely to maximize potential return (and has unlimited time) is unlikely to find this a good fit.Turnkey operators are kind of in-between.

I thought about turning on IB, after all of the positive comments here, BUT like always, one has to consider the market and the kind of guests that it attracts. 

Take them out for lunch and see the kind of person they are.
