Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Whatever work that I performed on wood and gutters, that money should revert back to paint bid.

There are some great markets to invest in such as Pinellas county, but there is a barrier to entry to have a performing property.

It's not worth the risk of transferring appraisals to a lender that may or may not perform on their promise.

I am interesting in a small (brand new) commercial condo, and when I entered for a viewing the floor had been slightly raised up (I think because of the basement) and there was a long ramp up the side of the room. 

We just had to fire our cleaning person for poor performance and it’s been tough being competitive with cleaning fees while finding good cleaners. 

I’d be nice to see past performances listed.

you might have to basically take the entire interior down to the studs, perform mold remediation, reinsulate, new drywall, new wiring etc.  30k might not cover it.
