I've also been looking at townhomes but I'm not as familiar with how they compare with a SFH in terms of appreciation and rental rates (definitely a weak spot in my education). 

Hesperia came close about 3 years ago, had a spot picked out right off the freeway, Would have been a great location,  Really thought it was gonna happen that time...

Of course, certain markets will be more effected than others.All the normal hot spots will likely see a larger decline than the more stable regions like mine in southwest Ohio.  

Now some ppl may go on the site and violate and try to show vacant apartments to get ppl info & what not but all yu have to do is check their id/licenses or co. etc while viewing da spot.... ion kno other ppl experiences but i came across some great brokers and some weirdos!

But that's a luxury to be able to decide that's what you want as I couldn't have done that without the 'bad area' properties helping to get me to this spot.
