It is far beyond what RE investors would need and you really need an accounting background to utilize the program.However, it is rather odd that I used the concepts of throughput accounting from blending costing with economic aspects, consumption and the rate or velocity of goal units/projects.

So even if you did find an "average cap-rate" it's going to blend both of those units, you'll want the ocean view unit, and you'll think it's overpriced.

That's a blended cost of capital of around 6.4% you'd be paying to own an asset generating 6% PLUS there's the risk something goes wrong with the property.Even when I analyze a NNN with say 25% of my money down they generally don't look like a very good deal to me.
