A Mortgagee is never barred from making claims on any part of an estate to which the Mortgagee holds a security interest.

For residential you can use the FL Bar Association contract and have the attorney review the completed contract of their hourly fee which should be cheaper. 

I'm brand new to the real estate scene and am about to close on my first deal!
