It's a 5 bed 3 bath home that will need some rehab. 

The toilet tank in the condo unit overflowed and water went under the bamboo flooring into the bedroom, the kitchen, and the dining/living area.  

I have a truck bed tool box, and aside from having a tool bag (separate) that has most any hand tool you could need, the box has spare fuses, a plumbing snake, rubber boots for a wet basement, a drill & saw, a little bit of wire, etc.

Each unit is two bed and one bath with updated kitchen.

What do you guys think of a duplex with comps that are closer that differ in less bed/bath to be higher value than comps that are more similar further away that has less value comps?

Again, they are selling 2 buildings each with 4 units, each unit is a 2 bed 1 bath.

I added an extra bed and bath and rented out rooms up until I moved out into another home.

Getting in bed with the listing agent when their fiduciary responsibility lies elsewhere may not be the wisest choice, but glad its working out for you so far..  

Doesn't matter if you have 2 queen size beds in one bedroom, still only allowed 2 people.

Both units originally have 2 beds one bathroom, and they are large.
