Do I need to establish certain facts or circumstances to make sure the facts are clear in the event of an audit later?

Lenders are audited on a regular basis, and it's millions of dollars in fines if a lender turns appraisal fees into a profit center. 

I dont have access to that software, and was hoping to draft the addendum on my own using Acrobat.

I'm looking for an iPad app or software that allows me to design a room and also provide a list of all materials needed.  

I am an Electro-mechanical engineer by education, and I currently work as a software/controls engineer in the HVAC space with a stable job and good income.  

As @Katie Stewart mentioned, the property management software programs like PropertyWare and AppFoilio have some great tools that will syndicate your listing out to dozens of rental sites, but it may be a bit pricey and overkill for just one property.

Does anybody know a good proven rehab/flipping software?

I am an active flipper/landlord in Houston, TX and also run a software company.

I am searching for a software to view all my properties( income, losses, expenses, cap rate, etc) under one roof.
