Hey Aaron, Im not a native VT'er but have lived here my entire adult life.

bryan, i appreciate what you're doing and think you add quite a bit of value here, but you're not the den mother...we're all adults here..if someone has a problem, they can step up and say something....

the sellers are elderly. not sure they can refi. and hold a note. they need the money, 1 is moving into assisted living. the other needs to buy in adult community. i've seemed to talk my way into their hearts. they really want me to have the property. i would usually wholesale. but i want this for myself both to live and rent out (its a large multi family).

@ Jon: they need funds for assisted living expenses and a smaller home purchase in adult community. and of course split among the siblings.

My brother bought a house a year ago and we call his neighbors "the lost boys" (from Peter Pan) because there are always 5-15 kids with no adults around playing music and running around.

Its were parents supplement the incomes of there adult children.

I have been a consultant most of my adult life and this is whole thing is just the same old build verses buy debate those of us in the software industry have seen forever.

If an adult says this is what they want and they can do what they say they can (and have a reasonable chance given their good performance) I am not going to deny them that chance.

I believe that this is one of the few places I can come and be highly likely to find people of this caliber.As for the times, I am glad we are having this discussion over the internetbecause high spirited people are more effective and successful when there is a bit of time lag between thought and deed (as the wind up of this thread has proven).One of the things that I remember the most from a family history I read concerning my surname in the SOuth of the US in the 1700's and 1800's.In my family line, for more than one generation of land holders and tenants alike, practically every adult male died by gunshot wound in a duel or by gunshot wound inflicted by the family member of the loser in a duel.Now a days we return to civility with a "guys".

If they say they will fix their issues so they can get financed and won't do what they need to, well you treated them like an adult and they didn't perform so that is their loss.
