A few days later, she formally accused me of discrimination with the government housing people.The upstairs lady was black and a single mother with three children.The downstairs lady (complaint filer) is white and a single mother with three children.For the record, I'm a white guy.Uhm, huh..?

I have noticed that most people who accuse others of greed are reluctant to actually put their own money on the line - they tend to be generous with OTHER people's money though.

While I am not accusing your agent of doing this nor would I think it is why it took so long for an offer to get a seller( FYI, while I don't know of any specific analysis, I would guess that 80% or more of Agents violate it unintentionally.)Again, I don't think this was the reason for your predicament, I would likely chalk it up to someone who is inexperienced or more of an AINO( job requires license " Agent In Name Only") depending on the compensation level of the agent as an office manager, they might not be as interested as your typical agent.

@Thomas Robb I think some of the things you are looking for have already been drafted up for you, but I'll make a list of some that come to mind in order.Before you start showing, make yourself a one page 'Tenant/Applicant Acceptance Standards' list and type out your acceptance brackets i.e. income 2-3x's rent, minimum credit score 450, etc.... etc... and absolute denial (i.e. no previous or current sex offenders, etc.) and get it notarized at your local credit union (or you lawyer) make sure you consult fair housing standard and then have it dated and then make sure you apply those standards to all applicants - Important if for example, anyone tries to later accuse you of discrimination for denying them for having a low credit score or getting denied because they were a felon previously (just an example) , you can then clearly show that your standards where well established long before they ever came into the picture as the notary shows - won't protect you for all, but better than nothing.

When I went into the tenant's unit who was accused of stealing electricity (to do unrelated work), I saw the extension cord running towards the common area hallway where they would be stealing the electricity.

Perhaps include a section on drugs and how they affect a lease.You then aren't accusing her of anything, haven't singled her out, and hopefully she will read between the lines and understand that you "know" what's going on.
