I would prefer shared laundry in basement, but afraid if people fall down the stairs, start storing items in basement, keeping door open and neighbors may start using it and abuse it, playing around in basement even though I could section off the area by putting walls but still worried.If going in unit hookup route.

I am a landlord in MA and recently had tenants move out and cause damages to my property (soot all over the walls + holes which required extensive cleaning, patching and re-painting).I did have a security deposit, but unfortunately, I was not aware of the very specific security deposit laws in MA. 

Bathroom has a plastic shower wall insert.

Preferably remove it and dry wall over.

I am doing a full duplex to single family home conversion in Tower Grove South, the bricks are really what is driving up the cost and the need for a mason to basically rebuild the back wall.

Than a lot of patching and fixing wall cracks and primering the walls.

Some of the wall sconces are damaged or have missing lens covers and need repair or replacing.

Even that may result in a reoccurrence as fleas can probably migrate that short distance or possibly find a way through the walls.

Flat ceiling, eggshell walls, semigloss doors and trim. 

No money dedicated to moving or eliminating interior walls.
