The BiggerPockets calculators are great, I use the rental property calculator frequently.Real Estate is a great long-term investment even if you make a bad decision BUT knowing which deals rank highest in your market will help you become a go-to investor-friendly realtor.2.

@Bud Gaffney I have heard nothing but great things from my friends that invest up in those markets especially while pro actively finding deals.

I will say a friend in real estate just posted last night on his story that he did cash for keys to get rid of two non paying tenants and 5 dogs.

You want to find the best investor-friendly agent in your area and go work under them at whatever brokerage they are at.

Also a good idea to connect with Investor friendly  realtors and investors who are in that area!!

One of the things that helped me early on was connecting with investor-friendly agents who weren't just selling properties but were genuinely willing to go the extra mile.
