I think as the crowdfunding sites grow, they will eventually hit a 'consolidation' wave where one or two buy out the rest and then you will be in a competitive oligopoly to which you could see all those metrics you want in just a few sites....maybe, someday?

After 1st yr they cam apply to have property taxes wave/exempt.

Remember that real estate has waves, and we may not be at the top of this wave yet, but we are certainly closer to the top than the bottom.

We always paid on time, the rent went from about $795 to $1125 in that time, and I am sure paying on time and not making waves that helped us not get larger increases.

Then when down turn happens they are flush with cash when lending reduces or dries up and can scoop up properties cheap and ride the next wave up to sell.

I use a free app called Wave which allows me to do necessary accounting. it automatically downloads bank transactions and I then categorize them. it also provides income statement balance sheet etc. you do need to spend some time categorizing, but it only takes a few seconds per transaction.

@Collette Douglas FWIW, I just got a quote for a property in Wareham MA in a VE 20 flood zone for $5,800.00.FYI, VE means "velocity", for wind or wave-driven water.  20 means 20 feet, which is the height of the 100 year flood.

I’m not really sure why human behavior is so predictable, but looking over the past several decades we have seen tidal waves crest and collapse leaving anything and everything in its path wiped out.Below are a couple of "bias" tips that I have learned over my years of investing through uncertain times that hopefully can be implemented in your investment narrative.

I think it’s mostly because of some rednecks next door who are waving confederate flags in their backyard.... classy.
