I concur with what Joia said here, definitely smart going with the 2-4 small multi-family route and house hacking your first investment.

You can always push back on appraisals, which is always smart in my mind. 

U dont have much value until you have a user.. so there are things one needs to understand to make a smart choice with land in path of progress.. land brought in for RESI purposes is easier to gauge land for commercial or industrial like this site u only have value when you have a user but the value in our case could go from what we optioned it for 4,500 an acre to 1 mil an acre just like Nathan who posted above his relative selling in the same location for 1 mil an acre..
