I did see it and scheduled the sprinkler installation but heard they are now requiring additional improvements that weren't originally discussed like multiple egresses, changes to pool room doors etc.

In my case, I wasn’t sure my land qualified because it was essentially my back yard, but because it was always a separate lot from my house, I was able to still do it because raw land without improvements on it is always considered investment property.

Also, some places like CA and MD have very tenant "friendly" laws (against the landlord in some cases) so make sure that you know the laws and if possible, have an attorney or service to collect overdue rent and/or eviction as needed.
