@Bob Green Hi Bob, I could probably take out a HELOC and I'm considering rolling over my 401k now to a self-managed IRA.

I would buy the property from someone other than the person that will be managing it.I recommend you start by reading Long-Distance Real Estate Investing by @David Greene before jumping in.

@David Greene (author of the book), provides a very good blueprint to follow, when getting into out of state investing.

I want to get my feet wet and make a deal already but I'm not sure if im rushing into it.I have started off reading Rich Dad Poor Dad and it was a fantastic read and now I'm going to buy Davird Greenes book of out of state investing.

cliche but read rich dad poor dad and all of the books by Brandon Turner and David Greene.

Then I read this book  by David Greene "Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Properties" and I knew I wasn't insane.
