In general, if your existing three units are running well and you will cash flow nicely when you leave and there is limited cap ex, I would look into acquiring another property and leave the basement for storage, laundry.

And I would agree that a lease should contain a clause that these are here for the tenants benefit and that they would be responsible for any repairs.Another option is to keep the washer and dryer but put it in storage for "emergency" use should your other properties have these and one becomes unrepairable.
