The payment for my side, after excluding the rental income, will be a few hundred more than what I currently pay in rent, which is one of the reasons why I’m slightly hesitant since I also will be paying the W, S and G, and renovating at the same time, so my costs will be higher.

At present prices in PF/G you should be able to get at LEAST a 10-15% COC return with 20% down.

So i guess my question would be does it make sense to payoff/cash refi my first property to then essentially follow David G’s advice to then purchase the subsequent properties.
