If you do not feel comfortable pursuing additional growth, I'd wait it out just a bit. 

They may also feel obligated after this gesture to try and make rent on time even going through a hard time.  

I will be there in January and I am bringing a fellow first time attendee as well.

Could you get another tenant in the third bedroom to really bring down your cost of living?

Lending terms will be important here.I'd say the biggest challenge thus far is making sure I feel comfortable managing this remotely, as it's located about ~150 miles east of Dallas. 

If I don't feel comfortable I also give folks a chance to get a cosigners.
