Try asking them if they can tell you if the utilities are no longer in your name.Ask if they have some sort of landlord arrangement where the utilities automatically revert to your name if the tenant disconnects.

Today is the 18th and I haven't recieved the check so I tried to emailed them, no reply... then I tried their website, it's gone, the domain name is up for sale... then I tried to call their office numbers and 24-hour services number, service has been disconnected....

All utilities were disconnected and meters removed.

Hi All,I've been putting together excel sheets for flip targets in the Bay Area as practice and I am seeing some disconnects between the standard suggestions (70% ARV, lower profit margins than many here ask for but much greater absolute profit than many here require for 4-6 months of work) given the high costs here.

Also, if they transferred the utilities in their names and it is disconnected then you know they ate not going to move in.

What you should be asking for is property addresses with inactive water meters or disconnected water service.

They have also disconnected the electricity and Water is still on.Since I have in writing (email) that he has moved out,1) Should I go ahead and change the locks.  2) How about the deposit and rest of the contract (which I'm least worried about)3) What do I do with furniture that is inside.My property manager is saying we will wait for few weeks and if we don't end up hearing back, we can get the furniture moved out.Any help would be appreciated.Thanks!

Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

They have to disconnect from the property if they want to do a deal.John Corey

They want you to SHOW THEM THE MONEY that you can perform and if they show you an internal deal that you are committed to them (at least for a specific area) with a written agreement.If someone calls me on commercial properties and says they are talking to blah,blah,blah many brokers and see who digs up what I disconnect the call right away.
