Unfortunately, that education will cost you $25,000 in legal fees when you get sued, not if, plus whatever compensitory penalties (3 times damages in the consumer protection act) for the civil lawsuit and a whole lot more if it turns into a criminal lawsuit.

@Yashar FredI do not give any weight to previous landlords and I have actually never called a previous landlord in 16 years of owning rental property.I want to verify employment and income, credit and criminal.

It’s punishable by civil suit and deducted from the past tenants salary, or by criminal offense which could land the tenant in jail if the landlord tries to cash the PDC and it is insufficient.

Then we have a couple of addendums referenced by the lease: criminal activity addendum (which also references domestic disputes), and house rules.

Also, for what it is worth, I used the tenant screening tool that is here on BP and it does a full screening, criminal history, credit check, past residence addresses,etc. for only $25.

Or, as the criminal famously said to the judge just after he got the big sentence ....
