My problem with it is if I tell the broker my offer is 1 million, the price is fixed in the seller's mind that he or she is getting 1 million based on whatever knowledge you know.If you get the financials after you put in your offer only to find out that the property is worth $750,000, much harder to reason with the seller.I want to test drive the car before I put in a serious offer.

I have heard of thermostats that you can install that have a minimum temperature setting (say, 50 or 55 degrees F) to automatically turn on the heat even if the tenant doesn't have the heater on, and we'd like to put those in to prevent frozen pipes.

Yeah..ok...And all teachers should have kids first...All doctors should have lots of medical issues before they can practice....All dentists should have lot of dental issues before they can practice...Every waiter should owner a restaurant before they can wait tables....Every car salesman should have bought multiple new cars before selling any....I get your point..... it would be great if every realtor had to have real life home ownership under their belt, so they have that BTDT experience..... but not gonna happen

With the would-be homeowner you're more likely to have a court force the sale.I'm guessing what @Jerel Ehlertis referring to in TX is based upon this doctrine.Thanks Tom, but while I can understand how the doctrine would apply for say the purchase of a common car, where for the amount of money the car would cost, the plaintiff could go buy the same make and model from someone else.
