Navy FCU was not offering a HELOC secured against an investment property (i.e. non-owner occupied), neither Wells Fargo nor the several small credit unions I called were "doing investment HELOCS right now".Details: 3/2 SFR.

I would call a number of banks and credit unions around the property and see if there are any better loan terms but this is standard.

I have 4 properties in Saratoga Springs and I went to MACU & UCCU (credit unions) and they said that they do not do a HELOC on investment properties.

Mostly local credit union know the area and they do offer fiannces for that particular project.
